STRUCTURE	• RCC Framed structure as per structural requirement.
BRICKWORK	• Good Quality Brick work of 9-inch-thick for main walls & 4.5-inch- thick for partition walls. (Clientmay opt for Good Quality Semi Wire-Cut Brick. Extra Charges may apply).
FLOORING	• Living/Bedrooms : 2’ x 2’ Vitrified Tiles (upto 60/sq.ft) • Kitchen cum Dining : 2’ x 2’ Vitrified Tiles ( Matte finish) (upto 60/sq.ft) Well polished Granite top(Jet black) for cooking platform and bottom storage. • Toilet walls : 1’6”x1’Designer Glazed tiles upto7’ht (upto 40/sq.ft) • Toilet floors : 1’6”x1’(upto 40/sq.ft) • Carpark : 1’x1’ Antiskid tiles (upto 40/sq.ft) • Staircase : ceramic step tile upto max of 50/sq.ft. • Terrace : screed concrete.
JOINERY DETAILS	• Main Door : Teak wood frame with teak wood solid door • Bedroom Doors & Balcony Doors : Teak wood frame with flush doors • Toilet Door : Teak wood frame with flush doors • Window & Ventilator : UPVC windows (premium brand prominance) with MS grills. • All door locks and fittings will be of Godrej brand.
INTERIOR DETAILS	• Loft : closed lofts in all rooms. (using prelaminated plywoods). • Wardrobes : single 3 door wardrobe in each rooms with an hanger partition, a draw with lockand mirror on the door shutter (Size-3.5’x1.5’X6.5’) (using prelaminated plywoods). • Kitchen : closed cupboards and lofts using BWR plywood with Laminate with a singlewallunit. • Tv wall panel in living (single panelling) • All interior work fittings will be of Ebco Brand.
PAINTING (Asian paints)	• Inner walls : Putty with emulsion (Apex) • Outer walls : Emulsion Paint (Apex) • Main door : Natural polish.
TOILETS	• Common Toilet : One IWC will be provided. A wallmixer with headshower and faucets will beprovided. • MBR Toilet : One Floormount singleunit EWC will be provided. A wallmixer with headshowerand faucets will be provided. Washbasin with bottletrap and necessary faucet will also beprovided.
COMMON	• Waterproofing : waterproofing done at Terrace and all Washrooms with TEC WAVE 2000flexible waterproofing Membrane coating chemical. • Electrical : Electrical points provided for AC in all rooms, provisions for UPS and Ethernet willbe done. • 1 Overhead tank–white Sintex tank of 1000 ltrs capacity will be provided.
MATERIAL BRANDS	• Cement Bags : Ultratech. • Steel rods : Steel rods Fe550 Grade (Upto 55/kg) • Plumbing CPVC and PVC Pipes and fittings-Avon • Electrical : Metal boxes and switches of GM or goldmedal and Havells wires to be used.
EXTRA CHARGES	• Designing Fees Rs 70/ per-sqft will be charged extra. (Design and detail drawings will be provided instages during construction). • Circular/ helical staircase will be charged extra. • Tapered roof area will be charged Extra. • Elevations works will be charged extra based on the design. • Light, fan Fittings and Landscaping if any will be charged extra. • Compound wall will be charged additional @ Rs 1800/Rft based on foundation depth. • Additional cost will be levied for other specifications not mentioned here. • Sump and septic tank to be charged extra based on the capacity. • Excavation will be charged extra when encountered with water/loose soil/stones.
