STRUCTURE	• RCC Framed structure as per structural requirement.
BRICKWORK	• Good Quality Brick work of 9-inch-thick for main walls & 4.5-inch- thick for partition walls. (Clientmay opt for Good Quality Semi Wire-Cut Brick. Extra Charges may apply).
FLOORING	• Foyer or Entry way : Granite flooring (upto 150/sq.ft) • Living/Bedrooms : 4’ x 2’ or any size equivalent Tiles or Laminate flooring (upto 150/sq.ft) • Kitchen cum Dining : 2’ x 2’ Vitrified Tiles or any size equivalent Tiles ( Matte finish) (upto150/sq.ft) • Well-polished Granite top or marble for cooking platform (upto 250/sq.ft) • Pooja- one step of granite top for the pooja area and granite flooring for room (upto150/sq.ft). • Toilets : Designer Glazed tiles for 7’ht (upto 80/sq.ft) • Carpark : Antiskid tiles (upto 60/sq.ft) • Staircase : Granite or marble finish (upto 150/sq.ft). • Terrace : screed concrete with Antiskid tile.
JOINERY DETAILS	•; Main Door : Teak wood frame with solid doors (door finish as per client’s requirement (upto1100/sq.ft for a standard size of 7’x3.5’). •; Bedroom Doors & Balcony Doors : Teak wood frame and flush door with Laminate finish.(Laminate at maximum of 50/sq.ft). •; Toilet Door : Teak wood frame with flush doors. •; Window & Ventilator : UPVC windows (Premium brand) with MS grills or teak wood framewith teak wood shutters. •; All door locks and fittings will be of Godrej brand.
INTERIOR DETAILS	•; Designer gypsum false ceiling excluding curves and wooden finish or wood ceiling. •; Shoerack : A box unit with a single partition inside and louvers on door shutters.(size 4’x2’) •; Accent wall in foyer : Texture paint or wallpaper as per design. (min 80 sq.ft). •; Designer Tv unit : (size 4’x5’) in living (at a maximum of 60/sq.ft) •; Dinning : Crockery unit (Size: 5’ x 2.5’ or 4’ x 4’). •; Pooja : A storage Box with a single drawer. •; Loft : closed lofts in all rooms. •; Wardrobes : single 4 door wardrobe in each rooms with an hanger partition, a draw withlock. TOILETS	•; Common Toilet : One Floormount singleunit EWC will be provided. A wallmixer withheadshower, Handshower and faucets will be provided. Washbasin with bottletrap andnecessary faucet will also be provided. •; MBR Toilet : One wall mount EWC will be provided. A single lever diverter with Rainshower,faucets, handshower will be provided. Washbasin with bottletrap and necessary faucet willalso be provided.
COMMON	•; Waterproofing : waterproofing done at Terrace and all Washrooms with TEC WAVE 2000flexible waterproofing Membrane coating chemical. •; Electrical : Electrical points provided for AC in all rooms, provisions for UPS and Ethernet willbe done in living. •; 1 Overhead tank–white Sintex tank of 1000 ltrs capacity will be provided.

EXTRA CHARGES	•; Designing Fees Rs 70/ per-sqft will be charged extra.(Design and detail drawings will beprovided in stages during construction). •; Circular/ helical staircase will be charged extra •; Tapered roof area will be charged Extra. •; Elevations works will be charged extra based on the design. •; Electrical Fittings, Landscaping, will be charged extra. •; Compound wall will be charged additional @ Rs 1800/Rft based on foundation depth •; Additional cost will be levied for other specifications not mentioned here. •; Govt. Taxes Extra. •; Sump and septic tank to be charged extra based on the capacity. •; Excavation will be charged extra when encountered with water/loose soil/stones.
