STRUCTURE	• RCC Framed structure as per structural requirement.
BRICKWORK	• Good Quality Brick work of 9-inch-thick for main walls & 4.5-inch- thick for partition walls. (Clientmay opt for Good Quality Semi Wire-Cut Brick. Extra Charges may apply).
FLOORING	• Foyer or Entry way : Granite or marble flooring upto (250/sq.ft). • Living : Italian marble (upto 350/sq.ft) or any equivalent. • Bedrooms : Laminate flooring or Tile flooring (upto 250/sq.ft) • Dining : Italian marble (upto 350/sq.ft) or any equivalent. • Kitchen : Marbonite flooring (upto 200/sq.ft). • Well-polished Granite top or marble for cooking platform and breakfastcounter (upto 400/sq.ft). • Pooja Two step of granite top for the pooja area and Natural granite flooring for room. • Toilets walls : Porcelain or ceramic tiles 7’ht (upto 150/sq.ft). • Carpark : Antiskid tiles (upto 80/sq.ft). • Staircase : Granite or marble finish upto 250/sq.ft. • Terrace : screed concrete with Antiskid tile.
JOINERY DETAILS	• Main Door : Teak wood frame with solid doors (door finish as per client’s requirement upto1500/sq.ft for standard size of 7’x3.5’). • Bedroom Doors & Balcony Doors : Teak wood frame and flush door with Laminate finish.(Laminate at maximum of 70/sq.ft or equivalent veneer with polycoat). • Toilet Door : Teak wood frame and flush door with Laminate finish. • Window & Ventilator : UPVC windows (Premium brand) with MS grills or teak wood framewith teak wood shutters with PU. • All door locks and fittings will be of Godrej brand.
INTERIOR DETAILS	• Designer gypsum false ceiling including curves and wooden finish or wood ceiling withlaminate. • Shoerack : A box unit with a single partition inside and louvers on door shutters.(size 4’x4’) • Accent wall in foyer : Texture paint or wallpaper as per design. (min 100 sq.ft). • Designer Tv unit : with Laminate or veneer polycoat (at a maximum of 80/sq.ft) (size 4’x5’)in living. • with Laminate (at a maximum of 80/sq.ft) (size 4’x5’) in all Bedrooms. • Dinning : Crockery unit of lacquered glass or laminate finish or veneer with PU (Size: 5’ x 2.5’or 4’ x 4’). • Pooja : A storage Box with a single drawer. Backwall panelling or natural stone work (clientschoice). • Loft : closed lofts in all rooms. • Wardrobes : sliding wardrobes in each rooms with an hanger partition, a draw with lock.(5’x1.5’x6.5’) (lacquered glass or any equivalent) • Toilets : A storage box in each bathrooms underneath washbasin is provided. • Kitchen - Modular: Accessories: Tandem boxes ( 1 cutlery , plate holder, thalli unit) (Size: up to 90 cm), 1oil pullout,1 corner D tray, inbuilt drain tray 1 no. • Wall box as per design.( lacquered glass) • SS double dipper sink (ss 304 grade) or any quivalent • Copper gas piping. • Breakfast counter – Granite or corian tops or any other equivalent. • Tall units for oven and OTG will be provided and a rolling shutter will beprovided(max 60 cm) or client may opt for a pantry unit. • All wardrobe and panelling works are done with commercial plywoods and kitchen withBWR plywoods. • All wardrobes, panelling and box units of kitchen are given Laminate finish. (upto 80/sq.ft) • All interior work fittings will be of Ebco Brand.
PAINTING (Asian paints)	• Inner walls : Putty with emulsion (Apex) • Outer walls : Emulsion Paint (Ultima) • Main door : PU polish and polycoat for veneer wherever required as per design.
TOILETS	• Common Toilet : One Floormount singleunit EWC will be provided. . A single lever diverterwith Rainshower, faucets, handshower will be provided. Washbasin with bottletrap andnecessary faucet will also be provided. • MBR Toilet : A shower panel with glass partition will be provided.one wallmount EWC andone tabletop washbasin with bottletrap will be provided.
COMMON	• Waterproofing : waterproofing done at Terrace and all Washrooms with TEC WAVE 2000flexible waterproofing Membrane coating chemical. • Electrical : Electrical points provided for AC in all rooms, provisions for UPS and Ethernet willbe done in living. • 2 Overhead tank–white Sintex tank of 1000 ltrs capacity each will be provided.
MATERIAL BRANDS	• Cement Bags : Ultratech. • Steel rods : Steel rods Fe550 Grade (Upto 60/kg) • Plumbing CPVC and PVC Pipes and fittings-Avon • Electrical : Metal boxes of GM brand will be used. • Havells wires to be used. • Modular switches (colour profile of Legrand or schneider) will be provided • Digital lock (yale lock) and videophone bell (Godrej ) will be provided.
EXTRA CHARGES	• Designing Fees Rs 70/ per-sqft will be charged extra.(Design and detail drawings will beprovided in stages during construction). • Circular/ helical staircase will be charged extra • Tapered roof area will be charged Extra. • Elevations works will be charged extra based on the design. • Electrical Fittings, Landscaping, will be charged extra. • Compound wall will be charged additional @ Rs 1800/Rft based on foundation depth • Additional cost will be levied for other specifications not mentioned here. • Sump and septic tank to be charged extra based on the capacity. • Excavation will be charged extra when encountered with water/loose soil/stones. • Govt. Taxes Extra.
